Real estate investment is prepared with reliable data, not with intuitions. Before comparing returns or signing a commitment, the quality of the information consulted determines the strength of the decision. Information platforms dedicated to real estate have multiplied, but their real value depends on specific criteria that traditional comparisons do not always address.

Disputes in real estate crowdfunding: what the AMF data reveals

The gross returns displayed by real estate crowdfunding platforms attract attention, often between 8 and 12% per year. These figures mask a reality documented by the Autorité des marchés financiers.

The AMF mediator closed 93 cases related to crowdfunding in 2025, compared to 8 in 2024. The disputes concern repayment delays, project extensions without clear consent, and the quality of information provided to investors.

Delays affect a significant portion of real estate crowdfunding operations. These data, published by the AMF in January 2025, directly relativize the gross returns highlighted in most online comparisons.

The PSFP approval (crowdfunding service provider), often presented as a guarantee of security, reinforces information and formal protection. However, it does not guarantee either the capital or repayment at maturity. A reliable information platform clearly distinguishes these two levels of protection instead of conflating them.

Reliability of a real estate information platform: sorting criteria

To guide real estate investments, consulting the Infos Investisseurs website interface provides access to structured content covering rental, taxation, and various investment vehicles. The real challenge remains knowing how to evaluate any source of information before relying on it.

During inspections conducted on five platforms between 2023 and 2025, the AMF found concrete shortcomings in the digital investment journeys: incomplete regulatory questions, missing risk warnings, and uncollected proof of reading. These defects do not concern obscure sites, but approved players.

Three criteria allow distinguishing a serious information platform from a mere marketing showcase:

  • The traceability of sources: each market analysis or return projection refers to a verifiable data point (AMF report, official index, institutional publication), not to an undocumented internal estimate.
  • The coverage of risks: a site that only talks about returns without mentioning delay rates, defaults, or regulatory constraints (DPE, schedule for banning rentals of energy-inefficient homes) deliberately omits half of the picture.
  • The effective updating: regulatory changes in real estate are frequent. Content dated over 18 months on rental taxation or SCPI can mislead about currently active schemes.

SCPI, crowdfunding, rental: adapting information to the type of investment

The term “real estate investment” encompasses very different realities. A useful information platform clearly segments these categories instead of mixing them into a general discourse.

SCPI and net return

SCPI (sociétés civiles de placement immobilier) generally display net returns between 4 and 6% per year. The entry ticket varies according to brokers, sometimes starting from a few hundred euros. The net return of an SCPI already includes management fees, which is not the case for the gross returns announced in crowdfunding.

A relevant information platform compares these two types of returns on a homogeneous basis, specifying the recommended holding period and the actual liquidity of the shares.

Crowdfunding and repayment horizon

Real estate crowdfunding operates on a short horizon (generally 12 to 36 months), with capital locked until the project’s maturity. Extensions, frequent according to AMF data, lengthen this duration without the investor always being able to oppose it.

The information to seek before any commitment concerns the historical delay rate of the platform, not the target return. This figure, when published, gives a much more realistic picture of the risk.

Rental real estate and regulatory constraints

Direct rental investment involves increasing obligations. The schedule for banning rentals of properties classified F and G under the energy performance diagnosis (DPE) alters the projected profitability of many assets. An information platform that incorporates these constraints into its market analyses provides a value that traditional real estate listings do not offer.

Real estate taxation and the quality of online information

Taxation is the most underestimated lever in the actual profitability of a real estate investment. Tax exemption schemes evolve regularly, and outdated tax content can cost more than a lack of information.

Points to check on a platform dedicated to real estate taxation:

  • The distinction between rental income under the real regime and micro-property, with the applicable thresholds at the date of publication.
  • The specific tax treatment of SCPI (taxation of distributed income, social contributions, potential foreign taxation for European SCPI).
  • The current eligibility conditions for tax exemption schemes, specifying their scheduled end date when it exists.

A site that presents a tax scheme without mentioning its application deadline or restrictive conditions does not serve the investor well. Rigor on this point separates truly useful information platforms from disguised promotional content.

The French real estate market remains accessible through multiple channels, from traditional credit to crowdfunding. The quality of the decision depends less on the amount invested than on the reliability of the data on which it is based. Verifying sources, cross-referencing risk indicators, and considering recent regulatory developments remain the foundation of any sustainable real estate investment.
